Showing Agent Certification Requirements
- Must be in the Productivity Coaching Program and completed at least one 1-on-1 coaching session with their coach
- Completed all initial required MLS classes
- Subscribed to the electronic key service to be able to open keyboxes
- HomeSpotter app installed on their phone
Agents are trained to check the listing status before showing to confirm that the listing status has not changed to Pending. - Have printed business cards (not the temporary cards provided by the office)
- Have a business email address that is separate from their personal email
- Have a professional (business) email signature for their business email
- Completed Home Previewing training and previewed a minimum of 10 homes
- Completed Showing Agent Best Practices training
This training includes but is not limited to general showing training, how to maintain a professional image, what to say and what not to say to the buyer (not giving the buyer advice on the property condition, location, or offer strategy and not offering their opinion to the buyer), protecting the relationship between the buyer and their agent, and providing buyer feedback to their agent. - Completed Advanced Showing Strategies training
This training covers additional showing techniques including soliciting feedback from the buyer throughout the showing, handling negative feedback about the house and determining if something is a deal breaker or if the buyer would make a compromise if everything else is great, and how to increase the odds of getting a firm decision from the buyer on whether they would like to write up an offer after viewing the property. - Download the Showing Feedback email template from the coaching website
Agents are instructed to give feedback to the buyer's agent immediately after the showing(s) in the form that the buyer's agent requests (email, text, or phone call). A showing feedback email template is provided to the agent so they can easily send the buyer's feedback to their agent by email when that is the requested method for providing buyer feedback on the property. - Complete a showing agent certification application and pass a test covering the above training
